However, a pre-Christmas move is not only achievable but can also be a fantastic way to start the new year in a fresh, new home. The key to a successful move at this time of year is meticulous planning and a clear timeline. Phase 1: The Countdown Begins (November)

Your journey to a Christmas move starts now. This is a period of intense organisation and finalising key arrangements.

Week 1-2: Finalising Your Sale & Purchase

  • Exchange Contracts: The most critical step. Once you have exchanged contracts, your moving date is legally binding. Confirm this with your solicitor and everyone in the chain. This is the green light to begin your move.

  • Book Your Removal Firm: The last two weeks of November and the first two weeks of December are a very busy time for removal companies. Book your firm now to secure your preferred date and get a guaranteed price. Get at least two quotes and check their insurance coverage.

  • Review Your Finances: Check your mortgage offer is still valid and that all funds will be available on the day of completion. Your solicitor will provide a final statement of all costs.

  • Inform Utility Companies & Service Providers: Give notice to your current utility providers (gas, electricity, water, internet, phone). Arrange for the final meter readings to be taken on your moving day. Similarly, notify your TV licence, broadband, and mobile providers of your new address.

Week 2: The Last-Minute Preparations

  • Dismantle Furniture: Take apart any furniture you can in advance. Label all parts and screws and put them in a clear plastic bag taped to the furniture itself.

  • Confirm with Your Removers: Give your removal firm a final call to confirm the time of arrival and go over any special instructions for fragile or large items.

  • Settle Final Bills: Pay any outstanding bills, such as council tax or service charges, up to your completion date.

  • Pack the Kitchen Last: The kitchen is usually the last room to be packed. Keep essential items like cutlery, plates, and glasses in a separate box that is easily accessible.


Phase 3: Moving Day (Mid-December)

It’s here! The culmination of weeks of planning.

  • Take Final Meter Readings: Take photos of your gas and electricity meters.

  • Do a Final Walk-Through: Once the removal team has loaded everything, do a final walk-through of every room to ensure nothing has been left behind.

  • Head to Your New Home: Once you have the keys, you can officially move in! Meet the removal team and guide them on where to place the boxes.

  • Set Up the Essentials: Unpack your "essentials box" immediately. Get the kettle on, find some mugs, and take a well-earned break.
